By accessing or using the Website or any of our Services — whether by browsing listings, submitting an enquiry form, booking a consultation, or engaging NLI as your real estate agent — you agree to be legally bound by these Terms of Use, our Privacy Policy, and our Cookie Policy, all of which are incorporated herein by reference.

If you are accessing the Website on behalf of a company or other legal entity, you represent and warrant that you have the authority to bind that entity to these Terms.

You must be at least 18 years of age to use our Services. By using the Website, you confirm that you meet this requirement.

Our Services

NLI™ – New Life Istanbul is a licensed real estate consultancy specialising in the Istanbul property market. We act as an intermediary between buyers and property developers, and provide advisory services to foreign nationals investing in Turkish real estate. Our Services include:

• Property search, shortlisting, and site visit coordination for off-plan and ready properties in Istanbul
• Guidance on the Turkish Citizenship by Investment (CBI) programme, including eligible property thresholds and documentation requirements
• Support with Turkish residency permit applications by investment
• Introduction to and coordination with legal advisors, notaries, and currency exchange providers (we do not provide legal or financial advice ourselves)
• Publication and promotion of property listings from vetted Istanbul developers on nli.com.tr
• Educational content including district guides, developer profiles, market reports, and FAQ resources
• Consultation services via our REVO AI Agent, HubSpot-powered enquiry forms, WhatsApp, and in-person meetings

Acceptable Use of the Website

You agree to use the Website only for lawful purposes and in a manner that does not infringe the rights of others. The following conduct is strictly prohibited:

• Scraping, crawling, or harvesting data from the Website by automated means without our prior written consent
• Using the Website to transmit spam, unsolicited commercial communications, or fraudulent content
• Attempting to gain unauthorised access to any part of the Website, server, or database
• Reproducing, distributing, or commercially exploiting any Content without our express written permission
• Submitting false, misleading, or defamatory information via any contact or enquiry form
• Interfering with or disrupting the integrity or performance of the Website or its underlying infrastructure
• Impersonating any person or entity, or misrepresenting your affiliation with any person or entity

We reserve the right to restrict or terminate access to the Website for any User who violates these Terms or engages in conduct we reasonably deem harmful to NLI, other users, or third parties.

Property Listings & Pricing

Listings on nli.com.tr are provided for informational purposes. While we make every reasonable effort to ensure accuracy, the following apply:

• Prices are indicative and displayed in TRY (Turkish Lira) as the base currency, with USD and EUR equivalents calculated at the prevailing exchange rate. Prices may change without notice and are subject to confirmation by the developer or seller.
• Availability of listed units is not guaranteed. A property shown as available may be reserved or sold. Always confirm current availability with our team before proceeding.
• Floor plans, renders, and specifications are provided by developers and may differ from the finished product. Off-plan properties are subject to construction completion timelines that may change.
• CBI eligibility of a listing is based on conditions at the time of publication and may change due to currency fluctuations or amendments to Turkish legislation. NLI does not guarantee CBI qualification for any specific property.
• No binding offer is created by viewing a listing or submitting an enquiry. A sale is only concluded upon execution of a formal purchase agreement under Turkish law.

Intellectual Property

All Content on the Website — including but not limited to text, photography, illustrations, district guides, developer profiles, logo, brand name NLI™, and the REVO AI Agent — is the exclusive property of NLI™ – New Life Istanbul İnşaat Gayrimenkul Anonim Şirketi or its licensors, and is protected by Turkish intellectual property law and applicable international copyright conventions.

• You may view, print, and save Content for personal, non-commercial use only
• You may not reproduce, republish, upload, post, transmit, or distribute any Content without our prior written consent
• Property photographs and developer renders remain the intellectual property of the respective developer and are used by NLI under licence
• The NLI™ trademark, logo, and brand identity may not be used without our express written authorisation
• Any feedback, suggestions, or ideas you submit to us may be used by NLI without compensation or attribution to you

Disclaimers

The Website and its Content are provided on an "as is" and "as available" basis without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.

• Not financial or legal advice: Nothing on this Website constitutes financial, investment, tax, or legal advice. Information about the CBI programme, property yields, or market conditions is for general guidance only. Always seek independent professional advice before making investment decisions.
• No guarantee of returns: Past performance of the Istanbul property market is not indicative of future results. NLI makes no representations or warranties about the investment performance of any property.
• Third-party content: Developers, market reports, and linked external sources are responsible for the accuracy of their own content. NLI is not liable for errors or omissions in third-party materials.
• Uptime: We do not warrant that the Website will be uninterrupted, error-free, or free of viruses or other harmful components. We reserve the right to suspend or discontinue the Website at any time without notice.
• AI Agent (REVO): Responses from our REVO AI Agent are generated automatically and may not always be accurate, complete, or up to date. They do not constitute professional advice and should be verified with our human consultants.

Limitation of Liability

To the fullest extent permitted by Turkish law, NLI™ – New Life Istanbul, its directors, employees, partners, and agents shall not be liable for any:

• Indirect, incidental, special, consequential, or punitive damages arising from your use of the Website or Services
• Loss of profits, revenue, data, goodwill, or business opportunities
• Losses arising from reliance on listing information, pricing, availability, or market projections published on the Website
• Losses arising from delays or failure in construction completion by a developer
• Any act or omission by a third party, including developers, legal advisors, or financial institutions introduced by NLI

Where liability cannot be excluded by law, our total liability to you in connection with these Terms or the Services shall not exceed the amount of any consultancy or service fee paid by you to NLI in the six (6) months preceding the event giving rise to the claim.

Privacy & Personal Data

Your privacy matters to us. The collection, use, and protection of your personal data when you use the Website or our Services is governed by our Privacy Policy, which is compliant with Turkish KVKK Law No. 6698 and the EU General Data Protection Regulation (GDPR) where applicable.

By submitting a contact form, booking a consultation, or communicating with us via email, WhatsApp, or any other channel, you consent to NLI processing your personal data in accordance with our Privacy Policy.

We use HubSpot (portal 19651285) as our CRM platform to manage enquiries and client relationships. Data submitted via our forms is stored on HubSpot's servers, subject to HubSpot's own privacy terms. For details on how cookies are used, see our Cookie Policy.

Third-Party Links & Services

The Website may contain links to external websites, developer portals, legal firms, or other third-party services. These links are provided for convenience only. NLI:

• Does not endorse, control, or accept responsibility for the content or practices of any third-party website or service

Developer-provided content (floor plans, renders, project descriptions, price lists) is furnished to NLI by the respective developer. NLI presents this content in good faith but is not responsible for its accuracy, completeness, or any changes made by the developer after publication.

Changes to These Terms

NLI reserves the right to update or modify these Terms of Use at any time. Changes take effect immediately upon publication on this page. The "Last updated" date at the top of this page will reflect the date of the most recent revision.

Your continued use of the Website or Services after any change constitutes your acceptance of the updated Terms. If you do not agree with a revision, you should cease using the Website and contact us if you have an active service engagement.

Governing Law & Dispute Resolution

These Terms of Use and any disputes arising out of or in connection with them shall be governed by and construed in accordance with the laws of the Republic of Turkey, without regard to its conflict of law provisions.

Any dispute, controversy, or claim arising out of or relating to these Terms or the breach, termination, or invalidity thereof shall be subject to the exclusive jurisdiction of the courts of Istanbul, Turkey.

If you are a consumer resident in the European Union, you may also have the right to bring a claim before the courts of your country of domicile under applicable EU consumer protection law.
