FAQ
Yes. Your spouse and your children under 18 on the application date are included in the same application, with no extra investment. Children aged 18 or over need their own route (see below).
Most applications are completed within about 4–8 months of the purchase, depending on security checks and how complete the file is:
- Buy the property and transfer the title deed with the three-year no-sale annotation (a few days to a few weeks).
- Receive the certificate of conformity and your investor residence permit (usually 2–6 weeks).
- Citizenship review and approval, then collect your ID card and passport (typically 3–6 months).
You can pay in US dollars, euros, pounds or another foreign currency. The funds must be transferred to Turkey through a bank and sold to a Turkish bank for Turkish lira, which produces the currency exchange certificate (DAB) required for your file. The USD 400,000 threshold is checked at the exchange rate on the transaction date.
After you buy property worth at least USD 400,000, a licensed appraisal report confirms its value and the title deed is annotated with a three-year no-sale restriction. The Land Registry then issues a certificate of conformity, you receive an investor residence permit, and your citizenship file is submitted to the General Directorate of Population and Citizenship Affairs. Once security checks are complete and the application is approved, you collect your Turkish ID card and passport. Our legal team manages each step for you.
Applications are processed in Turkey by the Land Registry, the migration authority and the Population and Citizenship directorate, and some steps can be completed at a Turkish consulate abroad. You can apply yourself, but most investors appoint a Turkish lawyer under a power of attorney to run the file from start to finish.
Yes, including off-plan property bought under a notarised sales contract, but you can only apply once at least USD 400,000 has actually been paid. Every payment must go through a bank and be documented; unpaid instalments do not count toward the threshold.
No. Meeting the investment criteria makes you eligible to apply; the final decision follows security and background checks by the Turkish authorities. Applicants with a clean record and correctly structured paperwork are generally approved, which is why we review your eligibility before you commit to a purchase.
Yes. Residential and commercial property can qualify, on their own or combined, as long as the total value is at least USD 400,000. Land can also qualify in some cases, depending on its zoning, so we confirm eligibility before you buy.
The core documents are your passport, birth certificate, marriage certificate (if applicable) and your children’s birth certificates, plus biometric photos, a Turkish tax number and the purchase paperwork: title deed, appraisal report, bank receipts and the currency exchange certificate. Foreign documents must be apostilled or legalised and translated into Turkish. We send you a personal checklist at the start.
No. You can buy anywhere in Turkey outside military and security zones. The property must be bought from a Turkish citizen or company and must not have been used for a previous citizenship application.
No. A qualifying property (or group of properties) supports one main applicant together with their spouse and children under 18. Property jointly owned by two foreign buyers cannot be used, even if each share is worth USD 400,000.
Yes. NLI and our legal team at NLI Global manage the whole journey: property selection and due diligence, tax number and bank account, title deed transfer, residence permit and citizenship application, through to collecting your passport.
Yes. You can give a Turkish lawyer power of attorney at a Turkish consulate in your country, and they can buy the property and prepare your file on your behalf. Current rules may still require a short visit for biometrics, so we confirm exactly what applies to your case.
Children who are 18 or older on the application date cannot be included in your file. They can make their own qualifying investment, or obtain a residence permit in Turkey and apply for citizenship later through the standard route. We can advise on the best option for each family member.
- Full citizenship for you, your spouse and children under 18, usually within 4–8 months.
- No minimum stay in Turkey before or after approval.
- Dual citizenship is allowed, so you keep your current passport.
- The right to live, work and do business in Turkey without permits.
- Access to Turkey’s public healthcare and state education system, including universities.
- Visa-free or visa-on-arrival travel to around 115 destinations (Henley Passport Index, 2026).
- Eligibility for the US E-2 treaty investor visa.
- Your property remains an asset you can live in, rent out and sell after three years.
- Citizenship passes on to children born after you become a Turkish citizen.
Most nationalities can apply. Citizens of a few countries, including Syria, Armenia, North Korea and Cuba, cannot buy property in Turkey and therefore cannot use the real estate route, and some other nationalities face additional checks. Contact us to confirm eligibility for your nationality.
No. There is no language test for citizenship by investment or for a property-based residence permit.
Legal fees depend on the size of your family and the services you need, and some developers include citizenship support with selected projects. Contact us for a fixed quote covering legal fees, government fees, translations and the appraisal report.
No. The title deed carries a three-year no-sale annotation, and selling before it expires can put your citizenship at risk. After three years you are free to sell.
Yes. You can combine several properties as long as their total value is at least USD 400,000 and they are bought in your name. Each of them will carry the three-year no-sale annotation.
Only the amount you actually pay from your own funds counts. Any portion financed with a loan is deducted, so the amount paid excluding the loan must still be at least USD 400,000. We check your financing plan before you sign.
No. You need a valid national passport; refugee travel documents and similar papers are not accepted.
Yes. It is permanent citizenship with the same rights as a Turkish citizen by birth. Only the passport itself is renewed periodically, like any other passport.
No. There is no minimum stay in Turkey before or after you receive citizenship.
No. Only children under 18 on the application date can be included, even if an older child is still studying and financially dependent. They will need their own route (see “My children are over 18” above).
Usually once or twice. Many investors visit once to view properties, sign the power of attorney and complete biometrics, then collect the passport on a second visit or at a Turkish consulate. If you cannot travel, most steps can be handled by power of attorney, and we will confirm the current requirements for your case.
Yes. You can choose a Turkish first name and/or surname, but the request must be made in your citizenship application before it is submitted.
